4 Ways to Increase Your Home’s Resale Value

When it comes time to sell your home, it helps to consider what home improvement projects would help increase its resale value to maximize your profits and hopefully, your home’s time on the market. So before you spend thousands of dollars on a new pool or convert your garage into a cool hangout spot (don’t do any of this,) take a look at this list of upgrades and/or improvements you can do to your home that can increase its resale value.

Finish Your Basement

We’ve actually talked about converting your basement into a comfy living space in the past. And while it’s true everyone loves a finished basement, homebuyers seem to be more so in certain regions than others, especially in the Pacific Northwest, where heated square footage is a prized commodity. So while even an unfinished basement is likely to bump up the value of your home, a finished one is also likely to bump the value of your home up into the next price bracket, so consider the cost-benefit analysis of each choice.

Add a Deck

If your home has a second story, consider adding a deck. The science behind this is that it increases the home’s square footage, but it costs significantly less than, say, adding an additional room. Sellers who add a deck to their home are more than likely to see a profit on their upfront cost.

Upgrade the Appliances

If you have been running the same washer and dryer for years, maybe even decades, it’s time to update. While you may think that ancient washer/dryer set looks quaint, they are likely inefficient and on the verge of terminal failure. Installing new, energy-efficient appliances are not only better for the environment, but they also make for an excellent selling point for potential buyers.

Repaint Everything

Anyone who has lived in a house for a number of years can tell you that walls, in no way shape or form, retain the same luster they once had when they were first painted. The problem is even more grim for those who live in rented units, where multiple layers going back 30 or 40+ years come with a lead advisory. Regardless of what you have to do to be within the building codes of your jurisdiction, a fresh coat of paint is a great way to make your home look new again. Whether it be touching up the gutters, the overhang, or the garage, a new paint shine will make your home more appealing to potential buyers.
